The truth is buying a HUD owned property is a little different than buying from a seller. Arm yourself with this information to make the best decision when you consider purchasing a HUD home.
What is a HUD home?: First off it is important to know what a HUD home is. A HUD home is a property that was purchased with a FHA loan that has since fallen into foreclosure. Though you may see the word foreclosure and think negative, HUD homes can be a great deal as long as you have the right information.
Get in Contact with an Agent: Be it us or another real estate agency; if you see a HUD owned property that you are interested in. Contact them first. The most important thing here is to make sure you find an agent you can trust. Do not assume that the agent on the HUD property is the best to represent you. If you don’t think they are the best form of representation for you then go with another agent. They should also be able to answer your more detailed questions that you may not find in this article.
Before making an offer have the property inspected. HUD homes are sold with no claim warranty. This means that properties are sold on an as is basis. So it becomes ever important that the professional you hire to inspect the property you want is licensed and trustworthy. You don’t want to find issues with your home after you buy it!
Go For It: If you are interested and you have contacted an agent and had the property inspected you should go ahead and make an offer! HUD cannot legally accept offers from investors for the first 30 days a HUD home is available. It is also worth mentioning that the longer a HUD home goes without an offer being made, the lower the price of the home will become.

WAKULLA SPRINGS: One of our areas’ most beautiful spots is Wakulla Springs (photo above). Known for having the world’s largest and deepest freshwater spring; this signature park is a great place for the family to spend a nice sunny Florida day at. I spent summers playing in the refreshingly cool water or catching a few rays on the shore. If swimming isn’t your thing there is no need to worry, Wakulla Springs offers guided boat tours, bird watching, nature trail, and a historic lodge where you can learn all about the history of the springs. I won’t spoil it for you, but Wakulla Springs has a rich history that will surprise even most locals with some of the iconic events that happened here. If you like the water, or even being around it. TALLAHASSEE MUSEUM OF HISTORY AND NATURAL SCIENCE: All the time my friends complain to me that there is nothing for them to do or see in the Tallahassee area. When I ask them if they have ever been to the museum here in Tallahassee, however, they tell me they didn’t even know about it. This is a shame as Tallahassee Museum is one of the best museums in Florida. I don’t know about you, but this is the first “living” museum that I have ever known of. Set mostly outside across over 50 acres of land this museum gives you a great look at the history of north Florida. The museums offers a really cool separated ticketed experience called Tallahassee Tree to Tree Adventures. Tree to Tree Adventures allows one to take in the view through a zip line experience. You may or may not spend your whole day here, but it is a great cost effective way to have a great time here in Tallahassee. TALLAHASSEE ANTIQUE CAR MUSEUM: Now I would be remiss if I wrote this blog and only included all of our great activities on or near the water. The Tallahassee Antique Car Museum is awesome, and this is coming from somebody who isn’t the most knowledgeable about cars. Unlike the previous two spots, this museum is all inside and contains way more than just cars. They also hold dolls, knives, sports articles, and just about something for everyone to look at. They even have a Bat-mobile (pictured above)!! If you need a cool way to spend a rainy day the Tallahassee Antique Car Museum is a great option. Now there is so much more to do when you arrive in our welcoming community than the things that i have listed above. I would implore you to go out and explore!
